I am curious to hear some of the techniques or tips when negotiating long distance before seeing a park, do you get the agreed purchase price first before flying out there ( because the other way around I might pay for the fare and lose the deal?) What are some of the process? Sorry this might be a trivial question.

Find someone that you can trust in the area, pay them a fee and have them go onsite to be your eyes and ears. They can email you digital pictures and video, check some things out at the courthouse and get a feel for the neighborhood. Sometimes nothing beats stopping by the McDonalds next door and talking to the lady at the drive-up window about the area/property.
Where do you find someone that you can trust? Talk to everyone yoou know…see who has friends/realatives in the target area. Post on this site…plenty of good eyes/ears here!
