Answer… it doesn’t.

It isn’t a park unless there are several homes all sharing a common drive/road/street… which of course would mean that it’s zoned accordingly.

What you’ve described (in your post) is a land/home deal.

Why can’t I refinance the park as a land+mobile deal? I own the land, and I can buy a mobile and put it on it with a permanent foundation. The amount is small, less than 100k. If it would appraise ok, would this qualify for land+mobile financing?
