How much is the house worth? Remember, not how much do you think it’s worth, get comps. If there is a lot of room for profit, just get it under contract and flip it to another investor.

Found 3 br/2ba., good area. Owner died; heirs selling…(No agent involved) for payoff.

Heirs will not consider lease option; they just want closure…which is payoff.(about $30,000 equity conservatively)

Can’t qualify for loan.

I’ve got some cash…(5K)

Any suggestions?
