I assume you are asking as the lessee?
Most leases provide audit rights when the tenant is paying expenses. Read your lease, and if that’s the case just follow the procedure.
If not you may still have remedy under state law. For that you’ll have to talk to a local attorney who knows landlord/tenant law as it pertains to commercial leases/contracts. The attorney will need a copy of the lease to give guidance as to possible remedy(s).
