BUT, if your lease/option buyers can come up with
the cash, why not sell a few months worth of rent
to them for a small discount? Show them on paper how much money they will save
in doing so.
Meaning if their rent payment is $300/month, offer them the opportunity
to pre pay say… 10 months worth ($3,000) for $2,200
cash, today (for example).
After 10 months, your cash flow from the monthly lease payments would return back to you.
You could structure sandwich lease/options this way
as well.
