can the land be financed and still qualify for a construction loan. I want to do it all the way with as little of my money as possible. Do i have to own the land or can i do both with one loan. It will take some time to find the land and there after i will have to get the house built.

Some of it can, up to 50%. With 50% of the land paid for or at a 50 LTV, you can do a construction loan with what they call a land draw.
