Customer wants to sell his house for cash now.
Buyer wants to buy now,fix, and resell to a 2nd buyer
without disturbing the seasoning the seller has.

I wonder if seller puts property into a Land Trust, and makes Joe(3rd party)the trustee.He directs trustee to sell
the property to buyer when all monies are paid to him(the seller)at some time in the future (3 months).

Will this scenario keep the seasoning in tact for the
2nd buyer when he goes to get financing on the newly rehabbed property?

Why can’t the end buyer just use a lender that doesn’t have seasoning issues?

I have done this many times. It does work, no problem. I’ve also purchased the beneficial interest from the seller and got a cash-out refi the same month.
