Most short sales are not assignable, also be aware that once your short sale is accepted you have a very short time period in which to perform (usually 21 days or less) that is not the time to start looking for an assignee, have your exit strategy in place. Since the contract is not assignable consider using a land trust or LLC as the buyer, assign the beneficial interest in your land trust which holds the contract.
