I am sorry about the harsh post prior to mine. It may prove to be a wise investment if you put forth a lot of effort and learn from it. It will teach you a great deal, but not enough in my opinion. I would suggest that you read the main message board every night for 4 months, all the success stories, and all the how to articles. Plan on purchasing a few more books. The education you receive can save you 20 or 30 thousand off a house. This can make the difference between your success and struggles in real estate. After a lot of reading you will start to feel that you are ready to take action. The CS course will work in a perfect world, but your tenants may not be perfect, and your house may need repairs. But he provides a very good foundation, and listening to the tapes in the car is a valuable use of time.

One more suggestion, before I post this, I will copy it into word and do a spell check. It is a good habit, and will make you look more professional to others on the board.
