I have a 4 unit and a duplex in the works right now. I am having a hard time doing the cash analysis. I get lost trying to figure the expences. The utilities I average, but the misc. is confusing. I was told 2 units, 25% misc. a year. And 3 to 4 units, 30% to 35% a year. Could someone shed some light on this subject. Thanks and Merry Christmas.
