For consistent dependable cash-flow commercial is probably best. And as far as commercial goes, apartments and mobile homes probably give the best return. There are headaches. When you own income property, there is management. You have a business of sorts. But you also have a durable asset that will always generate money. I have done several fixup flips. Each time I do, I then take the cash and buy a keeper. This way I have built a permanent income base, which in turn gives me freedom to look for more deals.
