I have three SFR properties in NJ that I have bought and rehabbed in 2003. Two of the three are owned outright, the third has a hard money mortgage on it. I have a FICO score of 740+ and am self employed. I want to cashout all three properties at a 80% LTV. Does anyone have references on who I can contact that will do non-seasoned, no doc, cashout refi mortgages?

Any help will be greatly appreciated!

With that score, FANNIE MAE Will do the deal. Union Planter is excellent or Broker Funding also. You would need a broker for the wholesale side but you can get it done.

Also, the NJ rules is not applying to investment property, only primary residence, from what I read over the fax today.
