Custom is not law. It is custom to put 20% down too. Buyer and seller can agree on anything they want as long as it is legal. Suprise them. Why don’t you offer to pay all the closing costs? Now take double off the sales price. Not necessarily the best thing to do, just making a point.

Is there a law about who pays closing costs? I went to sign a contract today and the realtor said, “It’s custom to pay 1/2 of the closing costs.”
