Why does the homeowner have to be out to show it? Can’t you just bring your buyer buy and call it a “repair estimate”. Heck, that really is what your buyer is doing. Tell the homeowner it has to be done prior to closing. If the deal is good enough, you could even offer to pay the homeowner, but I would think that you could arrange for this repair estimate to happen real soon without having to go to that extreme.

I have to close on a short sale no later than the 23rd of june.
Problem is, homeowners won’t be totally out until the 21st.
My rehabber that I want to wholesale it to won’t commit until he can get inside.
I understand his position, I wouldn’t either!
Lender has adjourned the sherrifs sale once before( we could not come to an agreement) so I don’t think they will do it again.
I have read here before that “the title work is taking longer than expected” May buy me a few days, but not sure if that would work in this case.
I’m trying real hard not to put my own money in it.
Any suggestions would be greatly appreciated
