Ask to see the co-op bylaws. Ask to talk to the board. If the board is not 100% cooperative forget it. It is not possible to fight a co-op board and win.

I have a person with a co-op who is looking to sell it. I know co-ops are a different animal from condos but, is this something anyone else has ever done? Or has any advise.
