Dawson has some really good points in his article. But something really bothers me about the idea of “acting dumb”. When you negotiate to purchase a property and you are asking the vendor to be flexible in his terms, do you really want him/her to take the time to consult his attorney, spouse, etc…? Or do you want them to make a “Quick” decision? Most of the deals I have gotten are as a result of “quick” response, a good deal wont stay for more than a day or so in the newspaper. Although, the dumb approach and the “helping out” portion is without a doubt very powerful, as this is the approach most of the bird dogs I employ use, and it is very effective, I get a lot of good deals this way. Any comments on this? I am always looking for ways to improve my negotiating skills!
