Scenario:

24 units (1 building), owned by one person, built as condos, all units have seperate deeds. CCRC’s and condo associate set up already.

Units have been rented as apartments for the past 13 years.

Question:

Owner is thinking about selling the building or selling the units individually.

  1. Since the units are all deeded seperately can he sell them as they come vacant?

  2. How much notice must be provided to current renters? This is in California, non rent control area.

I live here in Washington State. I just bought a building that is legally 4 condominiums. I had to search around for lenders, but I eventually found a local lender that gave me one loan for a 4-plex. I like this because it will give me the option to sell them individually or as a 4-plex.
