He has owned hundreds of them since the 70’s.His theory is that you can buy them for less than a house but you get practically the same rent, so your cash flow is better. Also tenant hassles and management hassles are minimised.

Hello,

does anyone have experience in investing in condominium units? Are they as profitable as single family houses? can all those creative methods still be used? Any pitfalls?

I live in northern part of North America, and now is snowing right here, I am not sure whether i can still find house for quick flip, because those rehabber are probably not going to fix house in winter. That’s why i am thinking working on condo instead.

I’ve done it and so have many others. The rents are good,the condo rules sometimes suck, and the resale values are low, just like the purchase prices. Negotiate hard make your profit on the front end, maybe keep for rental income or resale. Hey that sounds just like SFH! Which it is. There are some additional cautions liek some condos don’t permit renting. Read the rules first not later. I prefer SFH but I’ll still by a good value condo know it won’t have the same appreciation.
