I have a copy of Conseco’s repo list for my area. The list is in two parts. One is the repo list and the other is the wholesale list. What is the difference between the two?

I buy several homes out of Greentree (formerly known as Conseco) Ohio. Right now I ignore the difference in the lists. Most of Greentree’s offices are just doing a wholesale list to sell the homes quickly.

The long story of the difference is:
Last year B.B. (before bankruptcy), Conseco had two lists, Retail - which meant that dealers sold the homes, got a 10-30% brokering fee, and end buyers were purchasing the home and got financing. The Wholesale list was cash sales only and usually for their less desirable units.

Now P.B. (post bankruptcy) they are only doing cash sales on ALL units payable within 10 days after you make your agreement. Therefore, in my mind, all units are wholesale and I bid according. I have bought at least 10 homes from the OH office since March.
