First let me say that it is NOT a contract until it is accepted by both potential seller and buyer.

Now about your question the short answer is yes. If you bring me an offer, and you have crossed out my right to sue you if you should just change your mind, I would reject the offer. There would not be a contract at all since you wish to take away my ability to enforce it (not now not ever under the terms that you mention)…ED

The real estate board in my area has a line in the contract that allows that if either the buyer or the seller backs out of the contact the other party has the right to sue.Would I be hurting my chances of getting a contract accepted if I crossed this out of the contract. I would appreciate anybodies help with this.
