Yes, you can convert! But you must develop CCRs, file a plat, and change the legal description. If this sounds complex, it is! Condo conversion, depending on how you shop your attorney and how much you do yourself, can cost as little as (a planning price) $1,000 per unit. You can, of course, recover these costs and profit from your sales, but it will cost you some front money.
I would check with a local real estate attorney in Georgia to determine the drill there.
