You might try contacting the agent and telling him you have an offer, but you would like to be present when the offer is presented to the owner. If the agent won’t go for that you may be able to let the owner know that you have an offer, but are having trouble with the agent.

I’ve located what I believe to be a motivated seller. However, the house is already listed with an Agent. I want to approach the seller with a subject to or lease/option creative offer, but I would prefer to deal with the seller directly instead of the RE Agent? Can I do that? Any advice/help is greatly appreciated.

Get your own RE agent and double-team them. It’s not your money for the commission.
