read your post ,you want a invester to buy the land and give it to you in 15 or 20 years after he/she made a profit ,why would they want to do that ,then they could just sell and make more profit,whats the property worth now,what kind of finance now exist,because you have bad credit doe’snt mean you can’t buy the property creatively. give us more info.

Looking for advice on Financing Timber & Hunting Ranch.
How can I and my two sons bring in investors to purchase
the ranch, and they recieve income from timber sales and
hunting leases until they have made their profit, then
ownership going to us.(I know this would take 15 or 20
years.) I myself have bad credit, no money for down pmt.,
and no money for ranch payments or operating expenses.
No owner financing avail., 4200Acres in East Texas in
managed Pine and Hardwoods. Good income from Timber sales
and hunting leases. Trying to work out a plan where my
children would eventually own the ranch.(I’m 53) My two
sons and I would work on the ranch and manage it.
All suggestions are welcome. Thanks
