Seller is responsible till the closing.That is why you have a right to walk through the property within 24 hours of closing to make sure there is no damage

I am closing on a house tomorrow…I went by this weekend and the glass in one of the french doors is shattered. Doesn’t look like anybody broke in, I’m thinking a rock may have been thrown up the the lawn guy’s lawnmower. Is this something that is going to come out of my pocket right off the bat, or is the seller responsible for fixing this since he still owns the house?

I’m sure I’ll find out the answer to this question tomorrow, but I was hoping to know the answer tonight :slight_smile:

Check the contract, typically, there is a provision which explains all parties duties regarding this exact matter. If it is a foreclosure, you may have seen an amendment pertaining to this particular matter. i’ve had deals where an AC unit had been ripped off during the escrow period and other deals where vandals had damaged the property.
if you are talking $60 window, close the deal and fix it…
