David’s course rocks! I bought it and highly recommend it to anyone interesting in the rehab business. David doesn’t do much of the landlord stuff however.

My neighbor had the book and I read it out of curiosity. I would recommend the book because he uses alot of the methods I already use to buy real estate. He has a real specific process for you for follow. How to identify a particular type of neighborhood, drive around and look for distressed properties (tenant occupied), how to contact the landlord, what to say or write. He includes lots of up to date data sources and phone numbers. It’s really just a big fat large print booklet with lots of typos but very down to earth advice and methods that anyone can follow. He tells you exactly how he got started and gives a little motivational speech at the end. That’s it!
