Well, I’ve NEVER owned the mineral rights, and probably most of the rest of us haven’t either, at least not in TX or OK.

Do you think there’s oil under it?

Considering a residential property whereas the builder has a deed restriction entitling him, heirs, assigns, etc. for perpetuity all minerals rights for the property.

Is this customary in a deed restricted development? Will this be a problem at re-sell time? Any advice?
