Delinquent property taxes - Posted by Tim (CT)

I have a question about purchasing a property where the current owner is delinquent in the property taxes. If I do purchase the property, do I incur the liability of paying the unpaid property taxes? I don’t have a big problem with that as long as I can acquire the property for my asking price minus any unpaid property taxes as long as it’s relatively reasonable. I have a listing right now from my city tax collectors office and it’s sorted by amount owned in decending order. I was amazed at what I saw!! There are 4 people that owe more than $300k in back taxes!!

I tried to find this answer in the archives but couldn’t.

Thanks in advance.

In order for the seller to deliver clear title to you the lien will have to be paid off at the closing. This will come from the sales proceeds but just means the seller will net less, it doesn’t mean you will pay any more. If you are buying subject to the the taxes being unpaid, then yes, you will have to pay those off yourself in order to get clear title. Hope this helps.
