I have no affiliation with the site, but have used them for years and been very satisfied with their product.
They’ll give you three radii for the report… choose the distances based on property type and market size; i.e., multi-family typically draws from the immediate area or school district, so 1, 3 and 5 mile radii are sufficient except in rural areas. For retail and office, I typically use 1, 5 and 10 mile radii, again except in rural markets.
For small and rural markets you may want to use the 10 mile outer limit as a fourth radii. In some cases that can describe the entire market area. For metro, suburban and primary markets, tighter radii work better to depict the sub-market.
