Steve,

Here’s a great article that addresses your question. It’s from the “How To Articles” section of this board.

Determining FMV - Posted by SteveW(TX)

How do we determine Fair Market Value. The Tax Assessors office says selling price of homes is not public information, the County Recorder’s office says they don’t track homes, just land. Where do we turn next? A realtor acquaintance with pull up numbers on houses she lists, but what if I’m looking to purchase from that elusive motivated seller. We know you need a fairly accurate FMV to determine a good offering price and also what we can expect to bring in after renovations. We are currently concentrating on flipping properties as we are brand new to the game, but the investor we are working with will need the information as well, he wants his investment not to exceed 60% after renovations. Thanks for your past attention to our postings, you have all been life savers more often than you know.
