I am interested in buying and selling distressed properties in Northern California.

Should I already be connected with a HML before I search for properties? Or should I search for properties and contact a HML when I am ready to make an offer?

I image it’s better and faster to already have a relationship established with a HML lender, but if I am just starting and in search mode, what’s the best approach?
