I sometimes get one like that. Eventhough the margins are slimmer the time to prepare for sale is shorter so you can earn about the same in the long run.

I buy most of them as short sales and it is more difficult to get a good price when there isn’t much wrong with the house. There is also a lot of competition in flipping. I am not greedy and sometimes take what other investors have passed over.

I am interested in knowing if anyone still flips in marginal market areas where only landscaping and a few coats of paint would increase the value? There are a lot of older homes in need of minor maintenance instead of rehabs…you know, those older homes where people want to keep that historical value and some are larger, Victorian even. This is the county seat, so most don’t want all that change where nostalgia is the commonplace…
