Indiana is a non-disclosure state. I have tried OCtitle, Homegain, homepricecheck, iown and yahoorealestate all with no info.

I guess I will stick to my usual sources realtor or appraiser unless someone knows of others that work in Indiana.

HomeGain.com also provides some market value analysis. The catch: they only let you have 3 free reports. ): Also, I am not sure of the area that their database covers - may be national… HTH

Octitle.com provides free comps as well as other great information such as property profiles and demographic info. I have found them to generally accurate. You must register at their site but what the heck, it’s free.

www.iown.com - just go through the steps “buy a house” then “check recent sales”, then enter the address and other info you want.

After doing that, I then go on the local county property appraiser web site and check all the properties on the same street as the one I’m looking at. Most county appraisers are on line, at least in Florida.

I hadn’t heard of HomeGain, so I checked it out. It came up at less than 50% of true value on a home.

One of the critical elements of an appraisal is the size of the home. The only way HomeGain or any service that just goes by location could be anywhere close to accurate is if the home you are valuing is in a very “congruent” area.

If the comps that come up are nearly identical homes - which would be pure luck for HomeGain - then you have a great indication of value.

The problem of some other services, is that the they don’t zero in on location as closely. The two most critical elements of a good comp are size and nearby location. Many other factors are important too like style of home, condition, effective age, etc.

HomeGain and some of these other similar comp services can be very helpful in locating some “possible” comps, but caution should be used in relying too heavy on them. It’s only a potential first step.

Thanks for your input! As a programmer and an overall computer geek (: , I love it when I can use technology to help. I guess I need to remember that there are other ways to learn the value of property. Maybe it’s good for those who like to use the web to make sure and also use an alternate source of information.
