I would like to get myself involved in real estate investing but unfortunately as an investor the amount of money required to invest in a property is alot (i.e., 10-20%). Since I can’t afford to invest the required percentage, I thought that maybe it would be cost effective for my wife and I to purchase a second home (I currently own a townhome) and make the second home my primary residence and rent the other home for several years and sell it later to acquire the 30K plus in equity and combine that with the positive cash flow to reinvest in a larger property.

Is this a good idea?

READ EVERY POST ON THIS SITE. You will discover you hardly need 10-20% down. Try more like nothing down.
I would read all the post, the success & how to stories over and over.
