Why would you even be considering buying a situation where the owner is asking a ridiculous price? Are you planning to specialize in these types of situations? If not, “Walk on By.”

If yes, read Brent(IL)'s recent posts about negotiating with sellers with ridiculously high asking prices. They have been posted in the past three or four days.

I have an opportunity to purchase a duplex that needs some cosmetic work. The owner is “absentee” and is currently renting to family. Owner asking price is about 18,000 above comp’s. I would like to offer comp so as to rent out with a positive cash flow of about $500.00 per month.
Any suggestions on how to structure deal?
