Can anyone tell me if two identical buildings would be valued differently based on if it is a duplex or two townhomes connected together? A builder has some duplexes and townhomes for sale and he wants the same price for both types of buildings. The lot sizes are identical and the only difference I see is how the city classified the building type (duplex or townhome). The assesed value on the duplexes are quite a bit lower than identical townhomes.
Also, when making an offer to a builder, what would be a reasonable percentage of list price to offer on a property?
Should I expect a discount if I purchase more than one unit?
The real estate market in my area is pretty strong.Thanks for any feedback.
