use your credit card if yo have any, if not make deal with a handy man to pay later and of course you have to provide him with raw materials which is nothing ( 5-6 k). hard money resources, there are nation wide lender licened to do busines in Nj just look harder on the net.

I can purchase an REO for $60,000. Need fix-up cash of $18,000. Can sell property for $100,000 after rehab. I just cannot find any Hard Money Lenders in New Jersey! Can you or anyone help me out?

try eastern savings bank they are one of the best hard money lenders… only catch is they go to 75% max… they do “make sense” financing
