Look in your newspaper classifieds, under Financial or real estate services. There should be ads in there that say I Buy Trust Deeds or something along those lines! They’re out there!!!

Oh… Forget the assigns part! As a matter of fact remove that from your contract! Buy the thing and do a simultanious closing.

Hello,
I know you (Ed) don’t fund loans in NYS but i was wondering if you could let me know who will. I have poor credit but I do have a good monthly income. I have a few properties I would like to flip but Realtor needs proof of Funds.
I really just want to assign this to an investor buyer but I can’t even tie it up. I’ve lost 2 deals (offers were less than mine) because of this proof of funds problem.
Do you think you can help me?
