There are many lenders out there who will refi a contract for deed after one year. The preference on the part of lenders is that the contract be recorded. Be careful with this…it works well when it works…but if the buyer defaults it has the potential to create issues for you.

Make sure you document the down payment and each monthly payment. Tell the buyer to keep copies of his monthly checks and his down payment check.

…to get a bank to refinance someone that is buying from me on a contract for deed? Haven’t tried it yet but i am interested in doing this with a refinace in a year provision. Any seasoning issues since they won’t have the deed? Any advice appreciated. Thanks!
