I have my exit strategy figured out for my first deal. L/O or rental.

Any suggestions on a good first timer entrance strategy for me to execute on? L/O, foreclosure, FSBO, go to bank and get a loan, SFH, duplex, use a realtor?

I would like my first investment property to bring in some positive cash flow.

Any advise would be greatly appreciated.

I found it very useful to utilize the 'ol classified ads in the weekend papers. They should have an “investment property” section. These will typically be other investors selling their properties. Be patient and a good deal will show up eventually. I found an investor who was liquidating all of his properties and gave me excellent price/terms. Good Luck!!
