Has anyone ever used the equity from their personal residence to get started in Real Estate Investing? If so, was it a good move or bad move?

Yes,
I have used my equity to fund myself into 5 properties here in Australia.
It is the best way I can leverage my money without having to sell.

About 20 years ago, I used equity from my first house to buy a 2d. Although I made some expensive mistakes along the way, I now have 12 that are modestly profitable. I think it was a fairly good move.

Didn’t do that, but got started by using both head & asset.

Although we started saving for retirement a month or so after getting married, we were too busy finishing my education & raising children to think about it in great detail. Once we were established & the children a bit older we took an investment class. The 1st thing we did in class was to take stock of our assets. We didn’t have much except our educations & a modest house. However, we did have one additional asset–an available VA loan. That’s how we bought house #2. Rented out house #1, moved into #2, then sold it 4 months later for a tidy profit & went on to house #3. I’ve since lost count.

Should point out that our initial success was not only due to the VA resource, but the fact that we put in a lot of thought into what kind of house would be a good investment–size, lot, neighborhood, price range, improvements, etc. Once we had our plan, that’s what we bought. Being a novice doesn’t mean you can’t do things right–

in Australia? What interest rate and down payment
do you have to deal with? How is the appreciation
in that part of Australia?

Real Estate is GREAT. You would almost have to be blind, dumb and stupit NOT to make money here at the moment and that is likely to continue in my view for 3 - 5 years yet.

Interest Rates here are 7% to 7.5% and that is variable with a premium of 0.2% to 0.5% premium if you wish to Fix the rate for say five years.

Appreciation here in Western Australia is Booming. The East Coast e.g. Sydney and Melbourne is flat but Sydney will pick up as a Vendor Tax has just been removed.

Now a question for you, I am interested in Seminars over in the USA. Can you advise me where I will find a listing. Also Books and Tapes from people that are doing it. Currently we have just sole down 2 houses and this leaves us with three houses. I am looking for a number of strategies that have been used by people that have DONE IT. Not theory by people that have thought about DOING it. Any pointers in the right direction would be appreciated.
