Equity sharing is a murky concept referring to a number of things. Some mortgages require that the runners of a rental-oriented business give them a portion of the profits. In that sense they are entitled by the contract to some of the benefits of ownership until the mortgage is satisfied. This is sometimes called an ‘equity participation’ clause.

Other times a person will agree with a tenant for the tenant to perform upkeep on the property or for an increased rent in exchange for the tenant gaining partial or increasing ownership over time.
