I couldn’t gather much info from your post. Kinda vague. More details on a specific “what if” would be helpful. But anyway, here goes…
Call your title company. They handle all kinds of funds all the time. They know how other people do deals and the process to get things done. Or at least they should.

Be very careful about private parties or small companies doing escrows and collections. Look for someone that has been in the business for many years. In many states they need to be bonded and licensed.
Real estate agents and title companies can direct you to someone that handles payment escrows.
