My numbers are probably one closing for every 50-60 times the phone rings. The vast majority of leads that come my way are tire kickers or overleveraged homes. Out of 25-30 calls I get per month, I look at probably 5 or 6 houses. I’ll buy one every 1.5-2 months.

Hi,

We had about 50 seller calls this month and only bought one house. Most of these leads were classified as “DEAD”. A dead lead is one that is current of the mortgage payment and owes more than 90% of what its worth. It is also a lead that out of the area. It could also be a lead that owes less than 90% of what its worth but the PITI payment is larger than the Square Footage of the property which we use as a guidline to gauge whether it will cash flow or not. Anyone have an experience like this?
