You cannot just evict for know reason. READ THE LEASE! There are two likely scenarios. One: They have term leases and cannot be evicted (as long as they pay) untile the term runs out. or Two: They are month to month. In this case, you must give 30 days notice before the 1st of the month to have them move by the end of the month. I would advise a 60 day notice to give them more time. If you abrubtly give a long term tenant 30 day notice, rather than being nice and giving 60 days, you may learn more about evictions.

I’m planning on getting a 4-plex and finance it as owner occupied. When I obtain the 4-plex, I will have to evict someone because all units are occupied. How hard is it to evict someone in this kind of situation? All the tenants there have been there 3 years or more. I’ll appreciate any kind of input. Thanks.
