Your lease should have a clause permitting eviction on these grounds. The important thing is to see how the judge that is most likely to get the case will deal with it…which requires talking to local attorneys or investors. Also, document the heck out of thisguys activities (affidavits from the neighbors) and document your written warnings to desist in the offensive behavior. Where in Ohio are you?

Where could I find guidance on how to evict a nusance resident from a Mobile Home Park in the state of Ohio. The neighbors complain frequently about noise. Sheriff deputies have responded various times. The problem continues.

Most Sheriff Offices or Police Departments have someone that can be of service here for the documentation efforts. If you stop by the local office and speak to a Crime Prevention Officer or even the station commander (or designee) they can help point you in the right direction.

Most will be able to tell you how many times they responded to that address. They will not likely provide you with police reports but they may provide case numbers and dates.

This way you can explain to the judge that on “X” number of days, officers had to respond to this residence for…

Most community based police deparments will work closely with you to document this tenant to help get them out. Bear in mind, that they cannot force them out (police are dealing with the criminal issues, not the civil). Usually once you get this person out, or they get arrested, you can work closely with the police to enforce No Trespassing laws on this tenant to keep them out once they have been evicted.

A good handling of this tenant can lay the ground work for better tenant behavior in the future.
