Have them supply the Abstract for you so the Title co. does not have to start from scratch. You can do the tax and water searches yourself. Make sure that any past mortgages are recorded as satisfied. This usually holds things up.

I have found a good deal that i will use as a personal residence in Colorado. The problem is the owner needs to close in 3 weeks and i will need to borrow some of the money. . I know I can get the appraisal done in two weeks and the bank itself shouldnt be a problem but I am wondering how to speed up title work. Owner says he owns free and clear . Any help would be appreciated.
