I’m not an attorney and I know nothing of Washington adverse possession law. I was a surveyor in New York though, and the questions you have can probably be easily answered by your or your neighbor’s surveyor.

If you have a title insurance policy, see if a survey is attached of your property. Then call they guy who drew it and ask questions. Or you can ask your neighbor for a copy of his survey and call his surveyor. Of course his guy will be representing his interests, but my experience finds surveyors to be a fairly impartial bunch who are eagar to resolve problems where they have worked.

Of course an attorney would have the answers about your adverse possession, but my first step would be to find out all the facts, and only an accurate survey will reveal these…

I got a letter from a person today who bought some property
behind me and had it surveyed and claims my fence is 14’
on his property, the fence was built almost 11 years ago
long before I bought the house. I live in Wash state.
If the fence has been there that long does he have a leg
to stand on and how do I prove it and do I need to get a
realastate attorney. I don’t know who to go to or where to
start. I cannot afford to move the fence. The letter was
not from a builder, contractor or attorney. Thanks Robbyn
