Cool! Speaking of thanks, thanks for the referral on that little 4-unit park. They’ve accepted my verbal offer- Land contract, $5k down, $20.5k balance, 8% interest, 20 year term. The thing has city everything, lot rent is $130 per unit, about $40 below market. I’ll let you know how it goes…they’re reviewing my written offer now.

After attending the Mobile Home Workshop in October and following this board for several months I finally purchased my first MH. It is a 1980 14x60 bank repo that was being listed for $7000, I looked at it on Monday and made an offer of $1200, they countered with $3500 and I made a final offer of $1700 which was accepted. I know I still have to sell it but am pretty excited about taking the first step torwards a deal. I want to send out a thanks to Lonnie, John Hyre and Bob McNeely for all of their help! Watch out I’m going to be unstoppable now. Looking forward to the convention in March. Sorry for being so long winded but you all know the feeling.
