Check with your lender your planning on using for the first mortgage before you run down this investor road. Commercial is not like residential and many of the lenders will not allow secondary financing and want to see your cash in the deal for what down payment there is. They also want to see that you have reserves in place for the what if’s.

Can anyone advise how I can find a private investor to help fund a portion of the down payment for a property I have under contract? This is a great deal with great cash flow and could support some very attractive terms. The property is in Nebraska.

I deal in commercial real estate finance in NE. Depending on how large or small the deal might be I have clients who can put up the intial equity as partners, limited or otherwise. E-mail me directly for further discussions.
