I have found a residental property (Nashville, TN) but am having some problems with financing the down payment.

The property is assessed for $85k and the seller is asking $113k.

The problem: I have no monies for down payment. What type of financing solutions could any one suggest? I don’t know my beacon score and have been off work due to a serious family medical crisis which created a financial disaster for myself.

Presently, I am a single parent, and need a residential housing property for my family and would like information regarding financing suggestions.
